Why do roofing prices vary so much in Phoenix?
Several variables drive cost: roof size (larger = more material and labor), material type (tile costs more to install than shingle, foam costs more per sq ft than modified bitumen), roof pitch and complexity (more hips, valleys, and penetrations = more labor), and condition of the existing deck (rotted decking adds cost on any re-roof). What is a Tile R&R and why does it cost what it does?
Tile R&R stands for Removal and Replacement of underlayment. All tile is carefully removed and stored, the old underlayment is stripped and replaced with modern materials, and the original tile is reinstalled. It is labor-intensive but preserves your existing tile investment — often the better choice when tile is in good condition but the 20-30 year underlayment has failed.
Are there additional costs not listed here?
Permitting fees are additional — typically $200–$500 depending on municipality and job scope. Decking repairs are additional if we find rotted or damaged sheathing when the old roof is removed (common on older homes). We always document decking conditions and get your approval before any additional work. No surprises.
