Anthem was planned as a complete master community — everything within the gates including Anthem Parkway, the Outlet Marketplace, the community center, and thousands of homes built by Del Webb and other builders from roughly 1999 through the mid-2000s. The community was planned well, but it could not plan for where it sits geographically: at the northern edge of the Valley, elevated above the metro, in a natural wind corridor between the mountain ranges on either side of I-17.

That wind corridor is the defining roofing variable in Anthem. The sustained wind speeds during monsoon season are measurably higher in Anthem than in central Phoenix. The funnel effect between the Bradshaw foothills to the northwest and the Black Hills to the northeast accelerates airflow through the Anthem valley. The result: more ridge cap displacement per storm, more hip tile damage, and more wind-lifted shingle tabs than the builders anticipated when they specified the fastening patterns used on 1999–2004 construction.

The homes built in Anthem's first development phase — the Parkside, Country Club, and Anthem West areas — are now 20-25 years old. The underlayment on these homes is past design life. Combined with the elevated wind exposure and thermal cycling at this elevation, the case for a proactive Tile R&R inspection on any pre-2005 Anthem home is strong.
